Buying in Sofia as a foreigner

Tell us your budget, the size and the neighbourhoods. We do the rest, in English:

  • We shortlist only the offers that match, instead of sending you the whole market.
  • We organise the viewings, in person or on a live video call if you are abroad.
  • A lawyer checks the owner, mortgages, debts and the status of the building before you pay a deposit.
  • We negotiate the price and the terms of the preliminary contract.
  • At the notary, a translator reads the deed to you in a language you understand.
  • After the deal we hand over the property with the meter readings and help move the utility contracts to your name.

Selling your property in Sofia from abroad

If you own property in Sofia but live abroad, you do not have to fly in for every step:

  • Describe the property online in about two minutes and get a free market valuation by email, with a call within 24 hours.
  • We prepare and advertise the property and run the viewings without you.
  • We negotiate with buyers and keep you updated in English.

Can a foreigner buy property in Bulgaria?

Yes, for an apartment. Under Bulgarian law an apartment is a building, not land, and foreign citizens can buy one in their own name. It is an ordinary purchase. Land is different: whether you can own it depends on your citizenship and on the type of land, and a house with a plot is sometimes bought through a Bulgarian company. Tell us what you are looking at before you pay any deposit, and we check which rules apply to you.

What you need as a buyer

  • A valid passport. Your name must be spelled the same way on every document.
  • A Bulgarian identification code (BULSTAT) if you have no Bulgarian personal number. A lawyer arranges it for the deal.
  • If you will not attend the signing: a notarised power of attorney, legalised with an apostille or at a Bulgarian consulate.
  • No residence permit, Bulgarian address or Bulgarian income is needed to buy an apartment.

Questions foreigners ask us

Do you speak English?

Yes. The team works in English, Russian, German, Spanish, French and Bulgarian, by phone, email, Viber and in person at our Sofia office.

Can I buy without coming to Bulgaria?

Yes. Viewings can be done on a live video call, a lawyer checks the documents, and the deed can be signed under a notarised power of attorney. If you can, come at least once to see the property and the area.

How much is your commission?

Commission is a percentage of the agreed price and is paid only when the deal closes, nothing up front. Notary fees, local tax and the registration fee are state fees and are paid separately. Ask us for an exact offer for your case.

Which areas do you cover?

Sofia and Varna first, and also the rest of Bulgaria and the Black Sea coast: Burgas, Sozopol, Nessebar, Pomorie, Primorsko, Tsarevo and Santa Marina.

Is the valuation of my property free?

Yes. When you sell with BORDCOM, the market valuation is free.
